Finding an Apartment in Kathmandu: Tricks Only Locals Know

2024-12-10  |  Nepal Insider

Skip the tourist traps and overpriced expat bubbles. Here's how to find amazing apartments in Kathmandu like locals do, from 10k to 50k NPR.

Stop Overpaying for Apartments in Kathmandu

First week in Kathmandu, I paid 40,000 NPR for a mediocre apartment because I panicked and went through a "foreigner-friendly" agency. Six months later? Found a better place for half the price. Here's what I learned the hard way.

The Neighborhoods - Where to Actually Live

Lazimpat/Maharajgunj (The Expat Bubble)
Yeah it's nice, embassies everywhere, but you'll pay premium. 25,000-60,000 NPR for 1-bedroom. Good if you need that Western comfort blanket.

Patan (My Personal Favorite)
Culture, cafes, cheaper than Kathmandu proper. 15,000-30,000 NPR gets you character apartments in old Newari houses. Plus Patan Durbar Square becomes your backyard.

Boudha (The Spiritual Scene)
Buddhist vibes, lots of long-termers, meditation centers. 10,000-25,000 NPR. Morning walks around the stupa = instant zen.

Sanepa/Jhamsikhel (The Sweet Spot)
Quieter, good restaurants, actual parking. 18,000-35,000 NPR. Where smart expats move after their first year.

The Secret? Hamrobazar.com

Forget Facebook groups where landlords jack prices seeing foreign names. Hamrobazar is where Nepalis find places. Google Translate is your friend. Or better - make a Nepali friend and offer them dinner to help you search.

Pro Move

Walk around neighborhoods you like. See "TO-LET" signs? Call immediately. Best places never make it online. My current gem? Found it walking back from buying, uh, "herbal relaxation aids" in Thamel. Sometimes the universe aligns.

Questions That'll Save Your Ass

  • "Backup power chha?" (Is there backup power?) - Load shedding is mostly gone but...
  • "Hot water regular aaucha?" (Does hot water come regularly?) - Winter without it = misery
  • "Parking chha?" (Is there parking?) - Even for motorcycles, this matters
  • "Paani tanki kati chha?" (How big is the water tank?) - Dry taps in summer suck

Red Flags to Run From

- Landlord mentions "special foreigner price" (bye)
- No written agreement (always get one)
- Demands 6 months advance (standard is 2-3 months)
- Ground floor in monsoon-prone areas (mold city)

"Spent first month in overpriced Thamel hotel. Wish I'd known about Boudha earlier - half the price, twice the peace." - Marcus, Germany
